{"id":422097,"date":"2023-12-28T14:28:00","date_gmt":"2023-12-28T19:28:00","guid":{"rendered":"https:\/\/www.housingwire.com\/?p=422097"},"modified":"2023-12-28T15:31:25","modified_gmt":"2023-12-28T20:31:25","slug":"to-lure-more-teachers-co-school-districts-enter-the-housing-market","status":"publish","type":"post","link":"https:\/\/www.housingwire.com\/articles\/to-lure-more-teachers-co-school-districts-enter-the-housing-market\/","title":{"rendered":"To lure more teachers, CO school districts enter the housing market"},"content":{"rendered":"\n<p><a href=\"https:\/\/www.housingwire.com\/tag\/affordable-housing\/\" target=\"_blank\" rel=\"noreferrer noopener\">Affordability<\/a> has been a chief topic of concern in the housing industry for the past several years, and the lack of affordable options in the state of <a href=\"https:\/\/www.housingwire.com\/tag\/colorado\/\" target=\"_blank\" rel=\"noreferrer noopener\">Colorado<\/a> is pushing that state\u2019s school districts into action.<\/p>\n\n\n\n<p>Leaders in Colorado districts are entering the housing market in a variety of ways, including engaging in partnerships with developers, constructing <a href=\"https:\/\/www.housingwire.com\/tag\/tiny-homes\/\" target=\"_blank\" rel=\"noreferrer noopener\">tiny homes<\/a> and even becoming landlords, according to a story <a href=\"https:\/\/www.denverpost.com\/2023\/12\/28\/colorado-housing-costs-teachers-unaffordable\/\" target=\"_blank\" rel=\"noreferrer noopener\">published<\/a> by the Denver Post.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-getting-more-involved-in-housing\">Getting more involved in housing<\/h2>\n\n\n\n<p>\u201cSchool districts in Colorado\u2019s pricey high country are leading such efforts, but at least one metro Denver district \u2014 the Douglas County School District \u2014 is eyeing a partnership with developers to turn district land into housing for its employees,\u201d the story explained.&nbsp;<\/p>\n\n\n\n<p>Leaders in other counties explain why the move is necessary: raising teacher salaries doesn&#8217;t work since funding for the state\u2019s K-12 programs doesn&#8217;t allow for wages to rise commensurately with housing costs, necessitating more affordable options for housing.<\/p>\n\n\n\n<p>\u201cWe\u2019re solving for an issue that is much more systematic,\u201d said Tony Byrd, superintendent of the Summit School District serving the micropolitan area of Breckenridge, in an interview with the Denver Post. \u201cFrankly, the cost of living vs. wages makes it such that if we are going to staff our schools\u2026 for many districts we have to jump in and do it.\u201d<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-an-expensive-noncoastal-market\">An expensive noncoastal market<\/h2>\n\n\n\n<p>According to <a href=\"https:\/\/www.builderonline.com\/data-analysis\/ali-wolf-where-are-the-most-expensive-noncoastal-markets_o\" target=\"_blank\" rel=\"noreferrer noopener\">data<\/a> from real estate research firm <strong>Zonda<\/strong>, Colorado stands as one of the most expensive non-coastal housing markets in the United States.<\/p>\n\n\n\n<p>\u201cPotential buyers in expensive noncoastal markets, but also in many metros across the country, have had to get creative to find paths to homeownership,\u201d said Ali Wolf, chief economist at Zonda in October. \u201cThose looking to buy are considering their options such as buying a smaller home, moving farther from a central business district, stretching their budget, looking for creative financing, and even uprooting their lives and moving to a more affordable market elsewhere in the country.\u201d<\/p>\n\n\n\n<p>The state is also experiencing a shortfall of <a href=\"https:\/\/www.housingwire.com\/tag\/housing-inventory\/\">housing inventory<\/a>, as is the case with many major housing markets across the country. Rents also remain challenging according to data the Post cites from <a href=\"https:\/\/www.housingwire.com\/tag\/zillow\/\" target=\"_blank\" rel=\"noreferrer noopener\"><strong>Zillow<\/strong><\/a>. On the extreme high end, median rent in Aspen <a href=\"https:\/\/www.zillow.com\/rental-manager\/market-trends\/aspen-co\/\" target=\"_blank\" rel=\"noreferrer noopener\">is $35,000<\/a> according to recent estimates. But all the ski towns have an affordability issue.<\/p>\n\n\n\n<p>\u201cIn Frisco, the median rent <a href=\"https:\/\/www.zillow.com\/rental-manager\/market-trends\/frisco-co\/\" target=\"_blank\" rel=\"noreferrer noopener\">is $5,500<\/a> and in Breckenridge it\u2019s about <a href=\"https:\/\/www.zillow.com\/rental-manager\/market-trends\/breckenridge-co\/\" target=\"_blank\" rel=\"noreferrer noopener\">$6,000.<\/a> By comparison, the median rent in Denver is <a href=\"https:\/\/www.zillow.com\/rental-manager\/market-trends\/denver-co\/\" target=\"_blank\" rel=\"noreferrer noopener\">$2,169,<\/a> according to Zillow,\u201d the report said.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-traditional-methods-aren-t-enough\">Traditional methods aren&#8217;t enough<\/h2>\n\n\n\n<p>Leaders have turned to more traditional means for increasing teacher salaries, including local levies asking voters for a tax increase to fund additional salary increases or district investments. While some of these have worked, they still often fail to unlock enough additional funding to offset the increases in housing costs.<\/p>\n\n\n\n<p>The state\u2019s Douglas County, which is part of the Denver-Aurora-Lakewood metropolitan statistical area, recently saw voters approve a tax levy that would increase teacher salaries by an estimated 9.2%.<\/p>\n\n\n\n<p>\u201cEven then, our starting salary will be about $50,000 and you just can\u2019t live in Douglas County for $50,000,\u201d Douglas County School District Superintendent Erin Kane told the Denver Post.<\/p>\n\n\n\n<p>The district is now exploring \u201cusing some of our district land and partnering with developers to potentially do housing that would be inexpensive for our teachers and staff to access,\u201d Kaine told the outlet.<\/p>\n\n\n\n<p>The actions of these districts in Colorado is not unprecedented.
